What do you do at Simple Start Homes?

Do you provide loans on any homes?

Simple Start Home's is not a bank or financial institution and we do not provide loans. However, we provide rent-to-own and owner financing on all of our properties. What is the difference between purchasing a home with you versus going through a realtor and bank?

Simple Start Homes is a better option for many home buyers as we do not require good credit, or any credit, tax returns, SSN, and long processes of paperwork. Our decision is based on the RMLO qualification standards. Learn more about the qualification process by clicking here.

We do not utilize realtors, so you never have to worry about paying realtor commissions unless you have your own buyers agent that you are currently working with. Purchasing one of our homes through our rent-to-own or owner financing programs is a simple process where we empower the buyer by providing more accessible home-buying options.

What does rent-to-own mean?

Our rent-to-own program allows buyers to lock in a price for a home for a low downpayment, with an option to purchase that home and secure other financing within the 'option period' (this may be optimal for someone who is building their credit or job history). What is great is that while you are in your lease period, the purchase price of the home is locked in. So, all of the appreciation of the home during that time is yours! What does owner financing mean?

Owner financing allows home buyers to purchase a home without needing to provide all of the paperwork and credentials (credit score, W2 income, etc.) that's usually required when purchasing with a home with traditional financing. You get ownership of one of our homes right away.

How do I know my transaction is secure if you are not a bank or utilize banks?

This is a question that we love to address as it allows us to help you feel confident moving forward with this amazing opportunity. First and foremost, Simple Start Homes is not a financial institution and does not operate as such. We also do not utilize realtors and we are not a brokerage. With that being said, we do still utilize title companies and/or closing attorneys the same as what financial institutions like banks use.

A title company manages the closing process when buying/selling a home. Their part in the process is to do the due diligence associated with the settlement (closing/sale of the property) and ensure the seller (being our partners) have the legal right to sell the property to the prospective buyer (being you). They ensure the process is smooth on the ownership and legality side of transaction.

We utilize all of the necessary and correct paperwork for both our rent-to-own and owner financing programs.

Furthermore, we will never ask for money to be sent to us directly. The title company receives and secures all of the paperwork that is filled out by all parties (Simple Start Homes, seller(s), and buyer(s). They also collect the earnest money to open escrow (think of this as a retainer for them to start the process which is put toward the down payment) and the down payment. From there the funds are dispersed to the seller. Everything is properly recorded during our transactions. With some of our rent-to-own transactions we may perform the transaction outside of a title company, but all of the paperwork is still recorded properly by our transactional coordinators (TC's).

How often do you update your website/add new properties?

Simple Start Homes is growing rapidly. As of now we add properties weekly. Our goal is to soon offer properties nation wide and ad new properties daily.
