Role:

As a Real Estate Sales Closer at Simple Start Homes, you play a pivotal role in engaging potential leads, nurturing prospects, and guiding them through our process of purchasing owner-financed or rent-to-own homes with us. You will be an essential part of the sales team, conducting initial phone calls, scheduling showings, and providing comprehensive support to potential buyers facing qualifying obstacles

Responsibilities:

  1. Conduct introductory phone calls with potential leads.

  2. Nurture and follow-up with prospects, providing information and answering questions.

  3. Guide prospective buyers through our process.

  4. Schedule property showings for prospective buyers to view our available rent-to-own and owner-financed homes.

  5. Familiarize yourself with available homes and understand associated terms.

  6. Collaborate with the lead generation team to communicate prospect needs.

  7. Understand and articulate company processes and systems.

  8. Utilize our CRM system to manage and track client interactions.

  9. Know and adhere to our follow-up systems for leads.

  10. Work closely with other team members, including the RMLO underwriter and TC, to facilitate the qualification and paperwork processes.

  11. Act as the primary point of contact for buyers, offering support and guidance throughout the purchasing journey.

  12. Provide timely and accurate information to buyers.

  13. Use both internal and external resources to maintain up-to-date knowledge of our products and industry.

  14. Be mindful of any emerging patterns of negative feedback from clients and report to the head of the sales department.

Qualifications:

  1. Experience in real estate or related field preferred but not required.

  2. Experience with CRMs and/or REI Reply is a plus but not required.

  3. Familiarity with rent-to-own and owner financing processes is a plus but not required.

  4. Ability to understand and explain our complex processes to potential buyers once taught.

  5. Excellent communication and interpersonal skills.

  6. Strong organizational and follow-up abilities.

  7. Comfortable working remotely and potentially transitioning to in-person.

  8. Proficient in phone and video conference communication.

  9. Great at presenting and building rapport.

  10. Openness to learning new sales processes.

  11. Routine-driven and open to rapid growth.

  12. Self-sufficient and able to manage one's own time effectively and efficiently.

  13. Well-organized with the ability to maintain an observable and understandable pipeline.

Working Hours:

The position offers flexibility in working hours, with an expectation to be available during normal working hours, some evenings, and occasionally on weekends. The focus is on ensuring that tasks are completed, leads are contacted as per our follow-up systems, and deals are closed efficiently.

Compensation Structure:

The position offers a commission-based structure, with a 20% commission on all closed deals.
